Booking Terms & Conditions
Last updated: June 2026. These terms apply to all direct bookings made with Windmill Rentals.
1. The Parties
These terms form a contract between Windmill Rentals (james@windmillrentals.co.uk) and the guest named on the booking confirmation (“the Guest”). By completing a booking you confirm that you have read, understood, and agreed to these terms on behalf of all members of your party.
2. The Booking
A booking is confirmed on receipt of the required deposit and a written confirmation from us. No booking is confirmed until you have received that confirmation.
3. Payment
A deposit is required at the time of booking. The remaining balance is due no later than 60 days before your arrival date. If a booking is made within 60 days of arrival, the full amount is due at the time of booking. Failure to pay the balance by the due date may result in cancellation.
4. Cancellation Policy
Cancellations must be made in writing to james@windmillrentals.co.uk. The following refund terms apply:
- 60 or more days before arrival: 95% of the total booking value refunded.
- 14–59 days before arrival: 50% of the total booking value refunded.
- Less than 14 days before arrival: No refund.
We strongly recommend you take out travel insurance to cover cancellation, curtailment, and other unforeseen circumstances.
If we need to cancel your booking for any reason beyond our control, you will receive a full refund of all monies paid. We will notify you as soon as possible and make every reasonable effort to assist you in finding alternative accommodation.
5. Check-In & Check-Out
Check-in is from 5:00pm. Check-out is by 10:00am. Self check-in instructions are provided in your booking confirmation. Early check-in or late check-out may be available subject to availability — please contact us in advance.
6. Number of Guests
The property sleeps a maximum of 4 guests. Only guests named on the booking may stay. Please inform us before arrival if your guest numbers change. Any additional guests require prior written consent.
7. Dog Policy
- A maximum of 2 well-behaved dogs are welcome at no extra charge.
- Dogs must not be left unattended in the property at any time.
- Dogs are not permitted on beds or sofas.
- The enclosed garden is available for dogs; please supervise at all times.
- Any damage caused by dogs will be deducted from the security deposit.
8. Security Deposit
A refundable security deposit of £250 is required for all reservations. This will be taken at the time of booking or prior to arrival and returned within 7 days of check-out, subject to the property being left in good order and no damage having occurred. We will notify you promptly if any deduction is required and provide supporting evidence.
9. House Rules
- No smoking or vaping anywhere on the property, inside or outside.
- No parties, events, or gatherings beyond the booked guest number.
- Noise must be kept to a minimum between 10:00pm and 8:00am.
- No candles, incense, or naked flames at any time.
- No glitter or confetti.
- No bikes inside the property — please bring a lock.
- Do not charge electric vehicles from domestic sockets. Please see Zap-Map for local charging points.
- Please ensure all non-essential appliances are switched off and all doors and windows are locked when leaving the property.
10. Damage & Breakages
Please report any damage or breakages, however minor, immediately. The property is inspected before every arrival. Unreported damage discovered after check-out may result in a claim on the security deposit. We appreciate honesty and take this into account when assessing any damage.
11. Guest Registration
We are required by law to collect registration details for all guests. For UK and Commonwealth guests: name and nationality. For all other guests: name, nationality, passport number, and address of next destination. This information is held securely for 12 months and made available to the police on request.
12. Liability
Windmill Rentals accepts no liability for loss, injury, or damage to persons or property during your stay, except where required by law. Guests are responsible for their own safety and the safety of their party, including any children and pets.
13. Governing Law
These terms are governed by the law of England and Wales.
